MTD software for landlords, built in Excel

Keep your rent and expenses in a spreadsheet you already understand, get your quarterly Making Tax Digital figures ready automatically, and pay once, not every month.

MTD software for landlords in Excel

Making Tax Digital is coming for landlords

From 6 April 2027, Making Tax Digital for Income Tax applies to landlords whose qualifying income is over £30,000, and from April 2028 that drops to £20,000. Qualifying income is your rent before expenses, plus any self employed income, so plenty of landlords with just one or two properties are in.

That means keeping digital records and sending HMRC a quarterly update four times a year. The good news? You don’t need to move your property finances into expensive monthly software to do it.

MTD timeline for landlords: April 2026 over £50k, April 2027 over £30k, April 2028 over £20k
Three steps: record, calculate and submit to HMRC

How the bookkeeping models work for landlords

1. Record as you go. Enter rent received and expenses (letting agent fees, repairs, insurance and more) into your bookkeeping spreadsheet.

2. Let the bookkeeping model do the maths. Your monthly profit and loss, estimated tax and quarterly totals build themselves. The formulas are locked and hidden, so nothing gets overwritten.

3. Submit through bridging software. When each quarterly deadline comes round, compatible bridging software reads your bookkeeping figures and sends them to HMRC.

Which bookkeeping model is right for your properties?

ACE Essentials, £249 + VAT. Perfect for most landlords with one or two properties and straightforward records: income and expenses, monthly profit and loss, estimated tax and your quarterly MTD figures.

ACE Professional, £449 + VAT. Everything in Essentials plus bank reconciliation for up to three accounts, a stronger audit trail and greater visibility of cash movements. Ideal for landlords with several properties or more than one account.

ACE Complete, £699 + VAT. Everything in Professional plus VAT return preparation, an interactive dashboard and management reporting. For larger portfolios, or landlords who are VAT registered.

A real example

Sarah owns three rental properties and has always kept her figures in a spreadsheet. With ACE Professional she records rent and expenses as they happen, reconciles her accounts, and each quarter simply reviews her figures before sending them through her bridging software. (Sarah is an illustrative example, not a real client.) Read the full ACE Professional landlord walkthrough.

Why landlords choose a spreadsheet over a subscription

Pay once. One off price, with an optional annual compliance and update plan if you want each year’s rule changes built in. No tie in.

Own your records. Your file is yours. Stop paying a subscription elsewhere and you can lose access; with the bookkeeping models you keep everything.

No new system to learn. If you can type a figure into a cell, you can use the bookkeeping models.

I did the mini Excel course with Traci - 20 mins a day for 5 days. Traci can squeeze so much into 20 mins, it helps that she talks fast! I was familiar with most of the areas that we covered but there were still lots of little tips that I picked up. Traci has a genuine excitement about all things Excel and her enthusiasm is infectious. I'd recommend her courses to anyone looking to upskill.

I’m very grateful for her help.
Traci is approachable, kind and knows her stuff.
I recommend her to anyone struggling with anything in Excel. She is patient - she needed to be with me, taking her time to explain and ensure I understood.
Thanks again Traci 🥰

I have recently been on Traci's Beginner, Intermediate and Advanced Excel Workshops. I didn't know spreadsheets could be so much fun and you could do so much with them, once you have got your head around one. Tracie makes working with a spreadsheet a joy instead of a task. Her cheerful approach and easy-going manner are both professional and a breath of fresh air.

Frequently asked questions

Yes, once Making Tax Digital for Income Tax applies to you. From April 2027 that’s landlords with qualifying income over £30,000, and from April 2028 over £20,000. You’ll need to keep digital records and send quarterly updates through HMRC compatible software, which can be a spreadsheet linked to bridging software.

Yes. HMRC allows spreadsheets for record keeping, as long as they’re linked to compatible bridging software to send your quarterly updates. My Excel bookkeeping models prepare those figures for you.

Before. It’s your gross rent plus any self employed income, before any expenses or allowances are taken off.

You only count your share of the rent towards the threshold. So a property bringing in £24,000 a year, owned 50/50, counts as £12,000 each. Your file can be tailored to split the figures between owners.

Yes. You list each property in the set up sheet and allocate every rent payment to the right one. For costs and profit by property, I can tailor the file to suit you.

ACE Essentials is £249 + VAT, ACE Professional is £449 + VAT and ACE Complete is £699 + VAT, all one off. There’s an optional annual compliance and update plan from £79 + VAT a year.

Yes. The bookkeeping models prepare your figures in Excel, and HMRC compatible bridging software sends them to HMRC. I recommend My Tax Digital, which is free.

Your accountant can submit for you, but under MTD your records still need to be kept digitally and up to date through the year. The bookkeeping models give you, and your accountant, clean figures every quarter.

Not at all. The bookkeeping models are built so the formulas do the work. You just enter your rent and expenses, and everything else calculates for you.
