Making Tax Digital for letting agents: a simple answer for your landlords

Your landlords are asking what MTD means for them. Point them to the bookkeeping models, MTD ready bookkeeping in Excel with no monthly subscription. With your referral code they save 5%, and you look after them without giving tax advice.

MTD for letting agents: landlord timeline from April 2026

Your landlords are about to ask you about MTD

From April 2027, landlords with qualifying income over £30,000 join Making Tax Digital for Income Tax, and from April 2028 that drops to £20,000. Qualifying income is gross rent plus any self employed income, so plenty of your landlords with one or two properties are in.

They’ll need digital records and quarterly updates to HMRC. Many will turn to their agent first.

What MTD means for letting agents

MTD is the landlord’s responsibility, not yours. But the agents who help landlords through it will be the ones landlords stay with.

Recommending a simple, trusted tool is a low risk way to add value. You’re not giving tax advice; you’re pointing landlords to software that does the job.

Why the bookkeeping models suit landlords

It’s Excel. Most landlords already keep figures in a spreadsheet.

No monthly fee. ACE Essentials is £249 + VAT one off, so it doesn’t eat into rental profit.

Statement friendly. Landlords can enter the rent and costs from your monthly statements, with each property listed separately, and see their profit, tax estimate and quarterly figures.

Grows with them. ACE Professional adds bank reconciliation for landlords with several properties or accounts.

How the referral partner programme works

1. Get your referral code. Sign up as a referral partner and I’ll set your agency up with its own code.

2. Share it with your landlords. They buy their bookkeeping model directly from my website and enter your code at checkout to get 5% off.

3. There’s something in it for your agency too. I’ll explain the partner benefits when we speak.

I did the mini Excel course with Traci - 20 mins a day for 5 days. Traci can squeeze so much into 20 mins, it helps that she talks fast! I was familiar with most of the areas that we covered but there were still lots of little tips that I picked up. Traci has a genuine excitement about all things Excel and her enthusiasm is infectious. I'd recommend her courses to anyone looking to upskill.

Traci is amazing!!
She helped me to add formulas to a huge spreadsheet I’ve designed to use in my NHS job.
In 30 minutes the spreadsheet was transformed into a useable, time saving and accurate piece of work.
I’m very grateful for her help.
Traci is approachable, kind and knows her stuff.
I recommend her to anyone struggling with anything in Excel. She is patient - she needed to be with me, taking her time to explain and ensure I understood.
Thanks again Traci 🥰

I have recently been on Traci's Beginner, Intermediate and Advanced Excel Workshops. I didn't know spreadsheets could be so much fun and you could do so much with them, once you have got your head around one. Tracie makes working with a spreadsheet a joy instead of a task. Her cheerful approach and easy-going manner are both professional and a breath of fresh air.

Not directly. MTD for Income Tax is the landlord’s responsibility. But landlords over £30,000 from April 2027 and £20,000 from April 2028 will need digital records and quarterly updates, and many will look to their agent for help.

Generally only an authorised agent, such as an accountant, submits on a landlord’s behalf. Most letting agents help by recommending software and providing clear statements. Check HMRC’s agent guidance for your situation.

Something simple that landlords will use. My Excel bookkeeping models have no monthly subscription and prepare quarterly MTD figures for bridging software such as My Tax Digital, which is free.
